A home extension is made up of several distinct stages which most builders follow. Knowing what is going on during each of these stages helps to ensure that you are able to hold your builder to account for their work.

Groundworks and Foundations

You will see trenches excavated in preparation for the groundworks. The builder books a building control inspection at the “dip” stage of the pour i.e. before any concrete is poured into the trench. The purpose of this inspection is to check that the trenches are of the correct size and depth prior to pouring of the concrete.

Structural Frame and Masonry

Once the ground works have been completed and the concrete slab has been set, the walls are constructed of blockwork, brickwork or timber frame. The lintels are placed over openings and the roof structure is completed and weatherproofed to ensure the shell of the extension is weathertight.

First Fix and Trade Coordination

With the roof being completed to weathertight stage, it’s then the turn of the electricians and plumbers to run cables and pipes around the internal perimeter of the building before the walls are boarded.

Drainage and Regulations

Extensions will typically require new drainage connections to be made and it is worth checking out the Permitted Development rules for extensions, as some work will require full planning permission and others permitted development rights.

Snagging and Handover

Before completion of the extension can be formally signed off by building control the builder will complete a snagging list with you to highlight any items that require completion.
